World Class Amenities
An active lifestyle takes center stage at Sun City Hilton Head. There are over 200 chartered clubs and interest groups in the community that cater to a vast audience. Town Square
Town Square is a collection of amenity buildings located on Sun City Lane and Del Webb Boulevard. It houses Magnolia Hall, Pinckney Hall and Yemassee Crafts Center. From performing arts to photography, world-class entertainment to hand-made crafts, Sun City Hilton Head’s Town Square is a hub for hobbies and socializing. This center of the community is a 45-acre Village Center and boasts a campus that resembles a Southern town square complete with a clock tower.
Magnolia Hall
Sun City Hilton Head is proud to host a variety of exciting entertainment year-round at the community’s premier entertainment venue, Magnolia Hall. This beautiful performing arts center is 16,000 square feet and offers stadium-style seating for 550 people with a state of the art theater system. The facility plays host to a variety of theatrical performances, lectures, and concerts.
Pickney Hall
This multi-purpose building is designed to serve the social and entertainment needs of residents. Pinckney Hall is 17,000 sq ft and houses a ballroom and meeting spaces.
Yemassee Craft Center
Located in Town Square, the Yemassee Crafts Center provides meeting rooms and specialized space for a wide range of clubs and groups including art and ceramics studios, sewing, photography, computer, cards and games, billiards and table tennis rooms.

Why this location?
The Hilton Head/Bluffton area provides an ideal setting for a Del Webb active adult community. Here you can enjoy Southern Hospitality at its best. This prime location is located less than 20 miles from some of the most prestigious beaches in the country. Within 30 minutes there are more than 12 miles of public beaches, resorts, 20+golf courses, shopping and restaurants of Hilton Head Island. Just 30 minutes south you can take a stroll alongside the Savannah River and discover the culture and charm of historic Savannah, GA. Visit Beaufort, SC and explore historic homes, quaint shops and enjoy many restaurants by the water.
How many homes will be in Sun City Hilton Head?
Approximately 9,300 homes are permitted with about 8,500 homes already complete. What type of home sites are offered? Premier golf, wooded, landscaped and lagoon home sites are offered.
What is the difference between Del Webb and Sun City properties?
Del Webb communities are smaller, more intimate communities. Sun City communities are larger communities and include a golf course.
What is the environmental setting of Sun City Hilton Head?
The property was formerly a pine tree farm. Approximately 30% of the property will be a forest conservancy, lakes, lagoons or wetlands. Large stands of hardwoods, including a sizable mature cypress forest exist on the property in areas set aside for preservation by Del Webb. Parks and boardwalks are established in many areas as part of the community’s recreational program. Sunny days are only a move away! The average winter temperature is a moderate 59 degrees and the average summer temperature is 89 degrees.
How do you legally restrict the age of a community?
Though the Housing for Older Persons Act of 1995 (HOPA) derives from the Fair Housing Act. The seller is permitted by law to sell at least 80% of the total lots to active adults 55 years of age and better. No one under the age of 19 can live in the community permanently. Currently to build new you must be at least 50 years of age.
Can children and grandchildren visit Sun City Hilton Head?
Children and grandchildren under the age of 19 are welcome and may visit for up to a maximum of 90 days per year.
What shopping and services are available nearby?
Extensive and widely varied shopping and service options are located in the area and in the nearby communities of Bluffton, Hilton Head, Beaufort and Savannah.

The Okatie Center, a 268-acre shopping and commercial center, is adjacent to Sun City Hilton Head. Facilities include retail outlets, hotels, restaurants, banks and medical and professional services. Currently open are the Bluffton-Okatie Outpatient Center, Food Lion, Walgreens Drugstore and two hotels, the Hampton Inn and the Candlewood Suites. This is accessible from SCHH by golf cart or automobile.

The New River Center, a 210-acre commercial and retail mixed-use project is within minutes of Sun City Hilton Head. In addition to Publix grocery store, there is a 152,000-square foot Walmart Supercenter, which includes a 40,000-square foot grocery store, bank and car care center and CVS pharmacy.

Buckwalter Place is located 3 miles from Sun City Hilton Head and features the Bluffton Family Entertainment Center with Station 300, a 24-lane bowling center. Buckwalter Place also hosts a grocery store, restaurants, and soon medical facilities.

Berkeley Place encompasses the Cinemark Bluffton Movie Theater and adjacent boutique shopping and restaurants, including Outback SteakHouse.

The golf courses are public, but residents have preferred tee times. Golf Course fees are separate from your homeowner fees.
Can I have a pool?
Yes, if it fits within the building setbacks. Please see the Community Standards Department for information on the approval process.
What airports are close to Sun City Hilton Head?
Savannah/Hilton Head International Airport and Hilton Head Island Airport. What educational opportunities are available nearby? A regional campus of the University of South Carolina, the New River Campus, is a four-year facility that attracts nearly 1,800 students from the Beaufort and Hilton Head Island areas, in addition to those enrolled from 23 nations. The Osher Lifelong Learning Institute (OLLI) is located on the USC campus and offers quality, intellectually stimulating, not-for-credit educational opportunities and experiences specifically developed for adults who are age 50 and older. The Technical College of the Lowcountry is also located adjacent to Sun City Hilton Head’s property. With over 75 programs, TCL is a two-year technical college offering a variety of educational options, including nursing, web design, network and civil engineering and paralegal.
Can I rent the home until I am ready to relocate to the area?
Yes, with stipulations. First, no more than 10 percent of the homes may be purchased for investment purposes. Second, if the investor plans to rent the home, they may only rent to a person 55 or better for a minimum of 90 days. And, third, they may not displace a “For Rent” sign in the yard or in the windows of the home.
May I have pets?
We welcome pets! Each house is permitted up to two pets.
What about security?
This is a gated community and the main gatehouse will be staffed for welcoming the public and guests of residents 24 hours daily. A vehicle barcode sticker will be given to all residents to allow for the security bar to open for their access into the community. There are roaming patrol cars that also monitor the community.

Sun City residents are fortunate to have six hospital systems all within a 30-mile radius. All of the hospitals have been given full accreditation by the Joint Commission on Accreditation of Healthcare Organization and offer a ranger of specialties. Ambulance service and a fire station are within minutes of our property.

Are satellite dishes allowed? Are fences or sheds allowed?
The HOA and Architectural review committee will review and accept or deny requests such as location of satellite dishes. The HOA does not allow perimeter fences or sheds.
Where is the closest storage facility?
There is a boat and RV storage facility within the community that operates on a first-come, first-served basis. Other storage facilities are conveniently located in the area.
What are the additional fees for joining clubs or participating in community activities?
The clubs and groups fees are decided by the members/residents and presently range from $1 to $35 annually. Your HOA fee covers the use of all the amenities except golf

The Hidden Cypress Fitness Center is a workout facility that overlooks the beautiful Hidden Cypress Golf Course. This center features a state-of-the-art fitness center, meeting rooms, outdoor pool, and restaurant.
Lakehouse Fitness Center
The Lakehouse was completed in 2012. This state-of-the-art venue has indoor and outdoor pools, and more bocce ball, tennis, and pickleball courts. In 2020, a 1,200-square-foot open-air pavilion with a cafe style bar and restaurant and outdoor seating around a stacked stone fireplace was added to the vast selection of amenities.
