When you decide to sell your home, it's common to sign an exclusive right-to-sell listing agreement with a real estate agent, which grants them sole access to your listing. Your agent serves as the gatekeeper to your home and is responsible for representing you in the sale while collaborating with the brokerage community to find the right buyer.

These agreements typically run for a minimum of six months and specify the access and services provided by the agent and the associated costs. If your home hasn't sold by the end of the exclusivity period, work with your agent to identify new sales and marketing strategies, which may include revising the price.

Buying a House

KEY TERMS

  • CLOSING COSTS: refer to taxes and fees that a seller must pay when signing a mortgage and taking possession of a property.

  • COMMISSION: In exchange for the brokerage's services, sellers pay a percentage of the property's sales price at the closing table as a commission.

  • EXCLUSIVITY: An exclusive right-to-sell listing agreement specifies that the selected agent has the sole right to list, market, and sell your property for the duration of the agreement, even if you find a buyer yourself.

  • MARKETING: The marketing plan typically outlines the strategies, such as staging and advertising, that will be implemented to sell the property.

  • TIMING: If the property hasn't sold by the end of the exclusive right-to-sell listing agreement, work with your agent to determine a new sales and marketing strategy, which may include adjusting the price.

  • DERTERMINING MARKET VALUE & PRICING YOUR PROPERTY:  Pricing your home correctly is crucial for a successful sale. Your real estate agent will conduct a Comparative Market Analysis (CMA) to determine a realistic price for your home by evaluating comparable properties.

OUR TIPS

  • SURVERY THE NEIGHBORHOODThe location of your property is a significant factor in its value. Your agent will evaluate comparable homes that have recently sold to ensure your home is priced appropriately.

  • DERTERMINE ACCESSIBILITY:  Access to transportation, restaurants, and parks can make your property more desirable and increase its value.

  • NOTE THE CONDITIONUpgrades and high-quality updates can increase your property's sales price.

  • Study the SizeSquare footage, layout, and the number of bedrooms and bathrooms are essential factors in determining a competitive sales price.

  • ASSESS THE MARKETEvaluate the state of the market when deciding whether it's a good time to sell. Analyze the sales of similar homes in your neighborhood over the past six months and consider the days on the market and list-to-sale price ratios.

  • ONLINE HOME VALUATIONSOnline tools like Zestimates often rely on zip codes rather than comparable data to determine your home's value. Your real estate agent will advise you on the most accurate home price based on comparable properties and the above factors.

  • DATA DRIVEN ANALYTICS : The David Dale Team's eXp Agents have exclusive access to market insights and data, including quarterly Market Reports and monthly Contracts Signed reports, that allow them to strategically price and position your property for optimal results.

BE OFFER READY

Our agents have access to a network of vendors including photographers, videographers, virtual tour providers, and staging experts who can evaluate your property and make sure it is presented in the best possible light.

Stage Right

  • In the world of real estate, looks sell. Embark on a mission to pack up, pare down and create an alluring,well-organized space that enables buyers to envision themselves in every room. A nominal investmentin cosmetic improvements and mechanical repairs often results in an increased selling price andreduced time on market.

Our Advice

  • Scale Back & OrganizeEliminate clutter from every room. Designate bags for donation, trash and storage, and pack up personal items.

  • Deep CleanTidy your home from top to bottom and corner to corner. Prying eyes will always find the crumbs and the cobwebs.

  • Wash WindowsClean glass , dust blinds and remove screens to maximize light and views.

  • Paint Walls & CabinetsLight-toned grays or beiges are neutral, soft and inviting.

  • Upgrade LightingA well-lit room expands and brightens up a space.

  • New outlet covers and light switches are the ultimate finishing touch.

  • Update AppliancesMake the kitchen look modern and new.

  • Refinish Wood FloorsCarpets and rugs should be professionally cleaned.

  • Organize ClosetsIf your closets appear to be bursting at the seams, potential buyers might assume they are too small

Going Live – Listing On The Market

  • As you prepare to list your property, it's important to be ready for the various paths that could lead to a signed contract. Your property could receive multiple competitive offers right away, or it may take several showings to generate interest. Having a trusted agent by your side can be an invaluable source of guidance during the critical moments of the sales process.

Marketing Your Property

  • To ensure maximum exposure, your agent will use various methods to promote your listing, including advertising on high-traffic websites and social media, and leveraging their extensive professional network to reach qualified buyers. The Art of Negotiation

  • Even after an offer is accepted, there may still be several negotiations on various points, such as repairs, furnishings, fixtures, and responsibility for fees and taxes at closing, before a contract is signed. Your agent will help guide you through this process.
