About the community

Welcome to K. Hovnanian's® Four Seasons at Carolina Oaks, a new active adult 55+ community in Bluffton, South Carolina offering single-family homes in a picturesque wooded setting. Building began in 2020 and the plan is to construct 559 brand new single-family homes in a gated community with resort-style luxury amenities and a full calendar of activities and social events. 


The single-family homes of Four Seasons at Carolina Oaks range from 1,324 to 3,377 square feet. These thoughtfully designed homes will offer two to four bedrooms and two to three-and-a-half bathrooms. Every home will also feature a two- or three-car garage. 
Never far from major highways and interstates, this over 55+ community in SC offers easy access to Savannah, Charleston and Greenville, as well as being 20 miles from Hilton Head Island beaches.


Hilton Head has the reputation to be one of the top vacation destinations on the coast and rightfully so.  With naturally beautiful beaches, always sunny days and that Low Country Lifestyle. Resort Style Amenities

Residents of Four Seasons at Carolin Oaks will have access to a world-class selection of amenities that will feature a spacious clubhouse with a grand ballroom, state-of-the-art fitness center, aerobics and dance studio, fireplace lounge, community kitchen, multipurpose gathering spaces, and rooms for arts and crafts, cards and games, and billiards.


The amenities continue outdoors as residents will enjoy a resort-style pool, patio, fire pit, gathering pavilions, and lighted athletic courts for tennis and pickleball. The grounds will feature walking and biking trails, community gardens, and a dog park.


With a full-time on-site lifestyle director, the community will also offer a full social calendar of activities, clubs, and classes. Some of the planned offerings include painting classes, culinary demonstrations, ballroom dancing, community picnics, and fitness classes.


Golfers will also find multiple courses to play close to home including Hilton Head National Golf Club, Hampton Hall Golf Club, Shipyard Golf Club, Old South Golf Links, May River Golf Club, Harbour Town Golf Links, and Heron Point Golf Course.
